This Property.new Buyer Cookie Notice ("Cookie Notice") explains how Cladbe Platforms LLP ("Cladbe", "we", "us", or "our") uses cookies and similar technologies on Property.new — our buyer-facing real estate marketplace. This Cookie Notice should be read together with the Property.new Buyer Privacy Notice, which explains how we handle personal data more broadly.

This Cookie Notice is published in compliance with the Digital Personal Data Protection Act, 2023 and the Digital Personal Data Protection Rules, 2025 ("DPDP Act and Rules"), the Information Technology Act, 2000, and other applicable Indian law.

2. What Cookies Are

Cookies are small text files placed on your device (computer, phone, tablet) when you visit a website or use an application. They are used to remember information about your visit, recognise you on return visits, and enable various features of the website or app. Cookies are not personally identifying by themselves — they identify your browser or device, not you directly — but combined with other information they can become personal data within the meaning of the DPDP Act.

Property.new also uses similar technologies that perform comparable functions, including:

• Pixel tags and web beacons — small images embedded in pages or emails that allow us to know whether content has loaded or been opened;
• Local storage and session storage — browser-level storage used to remember preferences and to enable offline features;
• Mobile SDK identifiers — device-level identifiers used in the Cladbe mobile application;
• Server-side session identifiers — tokens that maintain your session continuity across requests.

Throughout this Cookie Notice, the term "Cookies" includes these similar technologies unless we specifically distinguish them.

3. Categories of Cookies We Use

We categorise cookies into four functional categories. You can accept or reject each category individually through the cookie banner at first visit, or change your preferences at any time using the "Cookie Preferences" link in the footer of every Property.new page.

4. Strictly Necessary Cookies

Strictly Necessary cookies are deployed without your consent because Property.new cannot function without them. The Strictly Necessary category includes:

• Sign-in session cookies (maintain your sign-in state during a session);
• CSRF and security tokens (protect against cross-site request forgery and session hijacking);
• Fraud detection cookies (identify suspicious patterns of activity);
• Load balancing cookies (route your requests to the appropriate server);
• Cookie consent preference cookies (remember which categories you accepted or rejected);
• Shopping-cart-equivalent cookies (remember the unit or project you are evaluating during checkout-equivalent flow).

Strictly Necessary cookies typically last for the duration of your session, with a small number persisting up to 30 days for security reasons (e.g., remembering your sign-in across sessions).

5. Performance and Analytics Cookies

Performance and Analytics cookies help us understand how Property.new is used — which pages are popular, which search filters are most used, where users abandon flows, and which features cause errors. This information helps us improve the Service. For these purposes we use reputable third-party analytics and monitoring providers, which fall into the following functional categories:

• Web and product analytics — page-view, event, conversion, and usage analysis (including, where enabled, session analysis with personal-data masking), used in aggregated and pseudonymised form;
• Error tracking and performance monitoring — to detect, diagnose, and fix technical faults and performance issues on the Service.

Performance and Analytics cookies are deployed only with your consent through the cookie banner. The data captured is used in aggregated and pseudonymised form, with measures such as IP truncation applied where available, and is not linked to your individual account except for fraud and security purposes. The current list of specific analytics and monitoring providers we engage is maintained in our cookie-details list, available through the Cookie Preferences link, and in our Sub-Processor Register, available on request to grievance@property.new.

6. Functionality and Preferences Cookies

Functionality and Preferences cookies remember choices you make to enhance your experience on Property.new. These cookies enable features such as:

• Remembering your preferred city, locality, configuration, and budget filters across visits;
• Saving your recently viewed projects so you can resume browsing where you left off;
• Storing your display preferences (list vs grid view, dark mode where applicable);
• Maintaining your language preference;
• Remembering your dismissal of in-product notifications and announcements;
• Pre-filling forms with information you have previously provided in the same session.

Functionality and Preferences cookies are deployed only with your consent through the cookie banner. If you reject this category, you will still be able to use Property.new, but the Service will not remember your preferences across visits.

7. Targeting and Advertising Cookies

Targeting and Advertising cookies enable Cladbe and our advertising partners to (a) measure the effectiveness of marketing campaigns; (b) attribute conversions back to specific advertisements; and (c) display Cladbe and Property.new ads to you on other websites and applications based on your interaction with the Service.

Where we use Targeting cookies, our principal advertising partners include:

• Google (Google Ads) — conversion measurement and remarketing audiences;
• Meta (Facebook / Instagram) — conversion measurement and audience building, on our web surfaces;
• LinkedIn — conversion measurement and audience building;
• Other programmatic advertising networks — used occasionally, only with consent.

The current list of specific advertising partners is maintained in our cookie-details list, available through the Cookie Preferences link, and in our Sub-Processor Register, available on request to grievance@property.new. Targeting and Advertising cookies are deployed only with your affirmative consent through the cookie banner. We do not sell your personal data to advertising networks, and we do not deploy probabilistic cross-device fingerprinting to track you across devices without consent.

8. Cookie Consent Banner and How to Manage Cookies

8.1 First-Visit Banner

On your first visit to Property.new (and at every subsequent visit until you make a choice), we display a cookie consent banner. The banner offers three clear choices:

• "Accept All" — turns on all four categories of cookies;
• "Reject All" — turns off all non-essential categories (Strictly Necessary cookies remain on, as required for the Service to function);
• "Customise" — lets you toggle Performance, Functionality, and Targeting categories individually.

Your choice is recorded in a consent preference cookie and is honoured across the Service. Strictly Necessary cookies are not affected by your choice — they remain on regardless, because the Service cannot function without them.

8.2 Changing Your Mind

You can change your cookie preferences at any time, by either:

• Clicking the "Cookie Preferences" link in the footer of every Property.new page;
• In the mobile app, going to Settings > Privacy > Cookie Preferences;
• Writing to grievance@property.new if you cannot access the in-product controls.

Changes to your cookie preferences take effect immediately upon submission. Cookies of the categories you turn off will not be deployed on future page loads, but cookies of those categories that were already set on your device remain until they expire naturally or you clear them through your browser. We recommend clearing your browser cookies after rejecting a category to ensure complete withdrawal.

8.3 Consent Renewal

Where you have given consent for non-essential cookies, that consent is recorded for a period of twelve (12) months. After 12 months, we will ask you to renew your consent through a fresh cookie banner. You can withdraw or modify your consent at any time during the 12-month period using the channels above.

9. Browser and Device-Level Controls

In addition to the Property.new cookie preferences, you can manage cookies through your browser settings. Most browsers allow you to:

• Block all cookies, or block cookies from specific sites;
• Delete cookies that are already stored on your device;
• Set notifications when cookies are being set;
• Refuse third-party cookies (which would block Targeting and most Performance cookies).

Browser-level cookie controls vary by browser — you can find detailed instructions through your browser's help documentation. Please note that if you block Strictly Necessary cookies through your browser, Property.new will not function correctly — you may not be able to sign in, submit EOIs, or complete payments.

Both iOS and Android offer device-level privacy controls including App Tracking Transparency (iOS), Limit Ad Tracking (iOS and Android), and per-app permission management. Cladbe respects any restriction expressed at the operating system level — where the operating system prevents access to a device identifier, our mobile SDKs will operate in a degraded mode that omits the affected functionality.

10. Email and Communication Tracking

Cladbe may use tracking pixels in emails we send you to understand whether the email was opened and whether links in the email were clicked. We use this information to (a) verify deliverability of statutorily required communications such as receipts and grievance acknowledgements; (b) detect deliverability problems requiring corrective action; and (c) measure the effectiveness of marketing emails (only where you have consented to marketing communications).

Tracking pixels in transactional emails (OTP delivery, receipts, refund notifications, grievance acknowledgements) are deployed on a legitimate-use basis under Section 7(a) of the DPDP Act. Tracking pixels in marketing emails are deployed only where you have consented to marketing communications, and you can withdraw that consent at any time by unsubscribing from marketing emails or contacting grievance@property.new.

Cladbe does not use tracking pixels in SMS or WhatsApp messages. Delivery confirmation for SMS and WhatsApp is provided by the telecom Access Provider or messaging platform, not by Cladbe-deployed tracking.

11. Cross-Border Transfers

Some of the cookies and tracking technologies described in this Cookie Notice are operated by service providers headquartered or processing data outside India — typically in the United States, the European Union, the United Kingdom, and Singapore. Where this is the case, transfer of personal data is governed by Section 16 of the DPDP Act and Rule 14 of the DPDP Rules, 2025, including any restrictions notified by the Central Government in respect of categories of personal data or destination jurisdictions.

The principal cross-border service providers associated with cookie and tracking-technology operations are listed in our Sub-Processor Register, available on written request to grievance@property.new. Cladbe maintains contractual data-protection commitments with each such provider consistent with the requirements of the DPDP Act and Rules.

12. Children's Privacy

Property.new is not intended for transactional use by individuals under the age of eighteen (18). Children may browse Property.new, but cannot create transactional accounts or submit payments. Where we become aware that a User is a child within the meaning of the DPDP Act, we shall (a) cease processing of any personal data collected through cookies that requires consent, except as permitted under Section 9 of the DPDP Act and Rule 10 of the DPDP Rules; and (b) seek verifiable parental consent in accordance with Rule 10 before continuing any processing for which consent is required. Where a property is being purchased in the name of a minor, the legal guardian must operate the account on the minor's behalf, and the guardian's consent governs cookie deployment.

13. Changes to This Cookie Notice

Cladbe may update this Cookie Notice from time to time to reflect changes in our use of cookies, applicable law, or industry practice. Where material changes are made — such as new cookie categories, new third-party tracking partners, or material changes to how consent is captured — Cladbe will notify you through a prominent notice on Property.new and through a fresh cookie banner that resets your consent for re-affirmation.

The Effective Date and Last Reviewed date on the cover page indicate when this Cookie Notice was last updated.
